Phase II Environmental Characterization
An essential step in any transactional or regulatory process, Phase II environmental characterization of soil and/or groundwater will give you a comprehensive picture of the asset you own or are looking to acquire. It follows a Phase I environmental study and involves sampling followed by laboratory analysis.

RELEVANCE
Sale, Purchase, Refinancing, or Development of a Property
In these scenarios, transactional requirements generally necessitate the completion of a Phase II study by a specialized consultant in order to determine the level of contamination of the property.
Management of Excavated Soil
The environmental quality of the soil must be known prior to excavation work.
Application for Authorization from the MELCCFP
An application for authorization from the MELCCFP may require a Phase II ESA.
Cessation of Activities or Change of Use
Under Section IV of the LQE, a Phase II is required when certain activities cease or when the use of land that has been used for these activities changes.

PROCESS
Sampling Work
In Phase II, the environmental quality of the site is confirmed at the locations where risks were identified during the Phase I environmental site assessment. In the field, soil and water samples are collected using various methods in the targeted areas: exploration trenches, boreholes, observation wells.
Chemical Analyses
Some of the samples collected are selected for laboratory analysis. The parameters analyzed are tailored to the site activities and/or environmental risks identified in Phase I (hyperlink). The results, soil descriptions, and methods used are compiled in a report.
Applicable Criteria
The level of acceptability for soil contamination depends on the use or, in some cases, the zoning of the land (residential, recreational, commercial, industrial, agricultural). For groundwater, it depends on the sensitivity of potential receptors in the vicinity (drinking water wells, watercourses, sewer systems, etc.).

INTERPRETATION
OF RESULTS
If contaminants are present in concentrations exceeding permitted criteria, Strata will assist you in developing scenarios for managing the contamination encountered. This crucial step is carried out in consultation with the owner and/or project sponsor, ensuring that appropriate and cost-effective solutions are found.
