RELEVANCE
Sale, Purchase, Refinancing, or Development of a Property
In these scenarios, transactional or construction requirements may call for environmental remediation by a specialized consultant to ensure the property meets the criteria applicable to its intended use.
Application for Authorization from the MELCCFP
An application for authorization from the MELCCFP may require the completion of environmental remediation.
Cessation of Activities or Change of Use
Under Section IV of the LQE, remediation is required upon the cessation of certain activities or a change in land use where such activities were previously carried out.

PROCESS
Field Work
On site, the contaminated area is clearly delineated and then excavated using mechanical equipment. Contaminated soils are separated from uncontaminated soils. The excavated contaminated soils are handled with care and stored on impermeable membranes, in containers, or in specialized trucks for transport to appropriate treatment, containment, or disposal facilities.
Achievement of Environmental Objectives
Once excavation is complete, sampling is carried out on the excavation walls and base. This makes it possible to confirm that decontamination objectives have been achieved or if extending the excavation is necessary.
Post-Remediation Monitoring
After all contaminated soils have been removed, the site may be backfilled by replacing the excavated soils with clean materials. In some cases, post-remediation monitoring of groundwater quality is recommended.

INTERPRETATION
OF RESULTS
After the work is completed, a report detailing the execution of the work, the excavated soils, and the quality of the residual soils is prepared. The report confirms that the site has been decontaminated and recommends follow-up measures if required. In some cases, the report is submitted to the MELCCFP.
